Since 2025, Apple has acquired over $1bn in Silicon Valley real estate, and the party isn’t slowing down. The tech giant has just leased a 126,000-square-foot building in Sunnyvale, bolstering its investment in the area.
According to Mercury News, Apple has agreed to lease a 125,800-square-foot building at 580 North Mary Ave., as reported by sources familiar with the transaction. This is Apple’s first major real estate acquisition in 2026, following spending exceeding a billion dollars last year.
Mercury News adds, “The agreements arrive at a time when the South Bay office market has caused vacancy levels to improve in the April-through-June second quarter of 2026 when compared with the prior three months at the end of 2025.” Colliers, a commercial real estate firm, adds, “The Silicon Valley office market saw continued growth as significant tech leases contributed to another quarter of occupancy gains, driven by tenant demand for market-ready, amenity-rich Class A space.”
In 2025 alone, Apple purchased a three-building complex in Cupertino for $166.9 million dollars, then went on to purchase a $350 million Mathilda Commons campus, and then purchased the neighboring four-building complex for $365 million. Apple would later invest in $265 million to erect two buildings along Stevens Creek Boulevard in Cupertino.
Apple isn’t the only player in the ring, either. Amazon just leased a 316,000-square-foot building at 1000 Enterprise Way in Sunnyvale. It’s unclear what the office space is being used for, but Mercury News cites that “Sunnyvale has become a hot spot for commercial leases and purchases of office sites. The activity has been particularly noticeable in downtown Sunnyvale, as artificial intelligence firms expand.”
