Apple Leases Massive Office Space in India in a $116 Million Deal

Apple continues to deepen its roots in India, one of the world’s fastest-growing tech markets. The company has just signed a 10-year lease for nearly 270,000 square feet of prime office space in Bengaluru, with a total payout of around $116 million—including rent, parking, and maintenance. This move underscores Apple’s commitment to expanding its engineering and operations footprint in the country, where it’s not only building devices but also fostering innovation.

According to property documents, Apple will occupy floors 5 through 13 in the Embassy Zenith building on Sankey Road in Vasanth Nagar, Bengaluru. The monthly rent clocks in at about $723,000, which works out to roughly $2.69 per square foot. To secure the deal, Apple put down a hefty security deposit of approximately $3.61 million, with rents set to increase by 4.5% each year. The lease kicked off on April 3, 2025, and was officially registered in July. Apple also shelled out around $172,000 in stamp duty.

This office expansion isn’t happening in isolation. Apple is also gearing up to open its third retail store in India at Phoenix Mall of Asia in northern Bengaluru. Following successful launches in Mumbai and Delhi, this new store will bring Apple’s premium shopping experience closer to more Indian customers.

Apple in India handles everything from hardware design and failure analysis to testing and supporting the broader ecosystem. The teams here contribute to software, services, IT, operations, and customer support. Plus, Apple’s state-of-the-art facility at Prestige Minsk Square boasts labs, collaborative spaces, and LEED-certified sustainability features—showing the company’s eco-conscious side.
